Wetland Delineations
A wetland delineation is the foundation of informed land planning.

What is a Wetland Delineation?
A wetland delineation is the process of identifying and mapping the boundary between wetlands, surface waters, and uplands. GAIA conducts delineations in accordance with Chapter 62-340, Florida Administrative Code, and, where applicable, the 1987 U.S. Army Corps of Engineers Wetlands Delineation Manual and the applicable Regional Supplement. The resulting delineation provides the foundation for due diligence, site planning, environmental permitting, and responsible land management.
GAIA Environmental Group works directly with project engineers, surveyors, and architects to integrate the wetland flags into the site plan for project planning.
Why is a Wetland Delineation Required?
Wetlands are protected under a combination of federal, state, and local environmental regulations due to the important ecological functions they provide, including flood attenuation, water quality protection, wildlife habitat, and groundwater recharge. As a result, many development projects require an ecological review as part of the planning, permitting, or building permit process.
Whether you’re purchasing property, designing a home, expanding a business, or planning a large-scale development, understanding where wetlands occur is often the first step.
A wetland delineation helps:
- Determine whether environmental permits may be required.
- Identify opportunities and constraints early in the planning process.
- Reduce project risk and avoid costly redesigns.
- Support due diligence during property acquisition.
- Provide regulatory documentation for local, state, and federal agencies.
By understanding the environmental resources on a property before design begins, clients are able to make informed decisions with greater confidence.
Why it Matters
Florida's Clean Water Act protections mean you cannot simply clear and build wherever you want. Just because you own the land doesn't mean you have the right to develop all of it. A delineation gives you that clarity upfront — before expensive mistakes happen.
GAIA's delineations are accepted by local, state, and federal regulatory agencies across Florida.
