What is a Phase 1 Environmental Site Assessment?

A Phase 1 Environmental Site Assessment (ESA) is a standard component of commercial real estate due diligence. It evaluates a property for recognized environmental conditions (RECs) — past or present uses that could indicate contamination or environmental liability.

If you’re taking out a commercial loan, acquiring an investment property, or closing on a commercial transaction, a Phase 1 ESA is typically required by the lender — and it protects both the buyer and the financing institution.
